Selling the family home that you were raised in is a very emotional ordeal. I was unsure on what repairs needed to be done to get the home on the market. One hour after I called Kit, both she and Sue were at our home. After a grand tour of the property, the potential was discussed. They suggested some minor repairs and a little painting to make it ready for sale. Then staged the home so tastefully using a combination of our furniture and their decor. The property was ready to list and a nice offer was received on the 4th day after the first open house. The home sold to the couple who made the first offer. August 2018 Review Once again, my wife and I turned to Sue - our realtor and friend - to help us with a purchase and sale in the Santa Barbara area. Sue is deeply committed, knowledgeable, and professional. Our transaction was lengthy, complex, and emotionally trying. Some specifics of how she added value: - regular communication - detailed calendars of what needs to happen when - making trips to County offices to advocate for us, and writing convincing letters to the officers - researching home warranties - remaining supportive when we changed our minds - providing excellent recommendations, such as mortgage lender and geologist (a geologist inspection can be a good idea in some areas of SB) - finding an affordable, short-term rental I HIGHLY recommend Sue, she is an exceptional realtor with the highest integrity. Summer 2016 Review In short, Sue is a sharp, graceful, deeply knowledgeable realtor who is HIGHLY committed to her clients, the community and the profession. Please read on for more detail! My wife and I met Sue at an open house, and we learned that she is not only a realtor, but also an innovator. Among other things, she spearheaded development of an open house aggregation service on her website, and she publishes a newsletter on the pulse of the market, replete with helpful statistics and graphics. When we were looking to sell our condo, I reached out to Sue by email. I heard from her within an hour and two days later she came for a visit armed with a HIGHLY organized, comprehensive book including a one-pager for our property and a complete breakdown and analysis of local comps. My wife and I exchanged glances that said: um...yes...you are THE ONE. I worked with Sue for about a year in purchasing two duplex investment properties. Our work carefully followed IRS 1031 exchange regulations that had specific requirements for identifying and closing properties. Both purchases involved different challenges that allowed me to see the range and depth of Sue’s consummate real estate skills in action. In one case she dealt effectively with a less-motivated (lazy) agent, doing far more than I expected to help the other agent close the deal. In another instance she dealt humanely with a tenant who, as they say, “had issues”. This showed me Sue’s high-quality people skills—she is able to work with a variety of types under challenging circumstances. Sue was so very well organized—she prepared a week-by-week schedule of activities that would occur, deadline dates, documents that needed attention, etc. She followed up with reminders and clear instructions. Her communication was concise and professional. She made complex real estate issues understandable. Sometimes she needed to translate my rants, expressing them in more effective ways to sellers. Sue was also very resourceful—she researched information on property values, sales prices, quality of schools, potential rental prices for an area, and other information important to a buyer. She also was well-networked, and made referrals to good resources (from inspectors to lenders to electricians). Sue was able to see the “big picture” in complex real estate transactions, while keeping her eye on details. Her resourcefulness was also evidenced when negotiating offers and requests for repairs of potential properties. This skill kept my offers and costs well within reason. With Sue’s expertise, I obtained two solid properties that fit my needs, all within the timeframe I needed for the purchases. She was also very much available—quite reachable through email or phone. My husband and I met Sue several years ago, when we were thinking of selling our townhouse and buying a different property. We met with her several times over those years, and each time she engaged with us completely, working up current sales prices and current properties available, as well as suggesting what things we might consider doing to upgrade our house for sale. Unfortunately, I lost my husband to cancer, and decided to sell our vacation home this past Spring. I live across the country, so contacted Sue to see if she could help me get things in order so that I could begin the sales process in the month that I would be out in CA. She was highly responsive, and took steps to get the process underway before I even arrived. By the time I got there, we were ready to go. We found a buyer almost immediately, and Sue then handled every detail of the transaction, including all the negotiation, all the paperwork, and all the arrangement of services I needed--from plumber, painter, handyman, to pest control treatment and finding someone to undertake a house sale to sell or dispose of everything left in the unit when I had to return home. She worked with my husband and I for almost a year before we finally found the right home in the right neighborhood. At that point, Sue worked diligently at all hours to ensure we got our offer in as quickly as possible. Even then, there were many other offers submitted to the sellers and we believe ours was selected as a result of Sue’s good relationship with the seller’s agent and her ability to negotiate while keeping things friendly and positive.
